1. Check-In Time is After 4:00 PM PST and Check-Out is 11:00 AM PST. No early check-ins. This agreement does not create a tenancy or residence. You must depart at the appropriate time. 2. This is a NON-SMOKING unit. 3. We can not rent to vacationing students or singles Under 25 years of age unless accompanied by an adult guardian or parent. 4. Pets are allowed with prior approval from manager. A fee of $25 per night will be added to your rental fees. All pets must be current on vaccines and be treated with a Advantage/Frontline type flee medication. 5. DAMAGE/RESERVATION A damage/reservation deposit of $350.00 is required. This must be received within seven(7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met: a. No damage is done to home or it’s contents, beyond normal wear and tear. b. No charges are incurred due to contraband, or collection of rents or services rendered during the stay. c. All debris, rubbish,and discards are placed in trash bags, soiled dishes are placed in dishwasher and cleaned. d. All keys are left in the lockbox and home is left locked. e. All charges accrued during the stay are paid for prior to departure. f. No linens are lost or damaged. g. No early check-ins or late check-outs. h. The renter is not evicted by the owner (or representative of owner), the law enforcement, or the security company employed by the resort. |

| PAYMENT- | ||
|
An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. Please make payments in the form of travelers checks, cashiers’ checks, or personal checks payable to Susie Nelke. The advance payment is not a damage or security deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.

| CANCELLATIONS | ||
|
A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to arrival date willincur no penalty. Cancellations or changes that result in a no-show or shortenedstay, that are made within sixty (60) days of the arrival date, forfeit the fulladvance payment and damage/reservation deposit. Cancellation or earlydeparture does not warrant any refund of rent or deposit. |

| MONTHLY RESERVATION CANCELLATION | ||
|
Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. |

| MAXIMUM OCCUPANCY | ||
|
The maximum number of guests is limited to sixteen (8) people. An additional charge of $15 per person per night will be assessed. |

| THIS PROPERTY REQUIRES A 2 NIGHT MINIMUM STAY | ||
|
Longer minimum stays may be required during holiday periods and peak season. If a rental is taken for fewer than two days, the guest will be charged the two night rate. |

| NO DAILY MAID SERVICE | ||
|
While linens and bath towels are included , daily maid service is not included in the rental rate and is NOT available. We suggest you bring beach towels. We DO NOT permit towels or linens to be taken form the house. |
||
| RATE CHANGES | ||
|
Rate changes are subject to change without notice. However, once your signed rental agreement and required deposit is received the rates will be locked in. |
||
| FALSIFIED RESERVATIONS | ||
|
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. |
||
| WRITTEN EXCEPTIONS | ||
|
